Second Floor Addition

This Langley family needed more space as their children grew older and could no longer share a room comfortably. We developed a plan to add a second floor to the existing single-storey attached garage, with the goal of making the addition feel like it had always been part of the home. The rooflines were carefully tied into the existing structure so the finished result blended seamlessly with the original house.

The new second floor allowed us to create a spacious primary bedroom with a private ensuite featuring double sinks and a shower-tub combination. We also added additional hallway storage to help improve everyday function for the family. The addition was built to newer code requirements, including 2x8 framed walls with R28 insulation, and the existing heating and air conditioning system was extended into the new space so a separate system was not required.

The clients also chose to take advantage of the project by upgrading their roof and adding solar to help offset electricity use. Their electrical service was updated to support a Level 2 EV charger, and we were able to source matching vinyl siding so the entire exterior did not need to be replaced. Because of the new second floor layout, the garage also gained additional ceiling storage space.
